Since 1989, the Balakrishnan family has been licensed in California real estate. When AB 881 and SB 9 opened the door for ADUs across the state, we built a dedicated practice around them — not as a marketing line but as a discipline, drawn from our own experience owning, building, and managing the units ourselves.

Why We
Focus on ADUs.

When California passed AB 881 and SB 9, it changed the game for property owners across the state. Almost every single-family lot could suddenly support an accessory dwelling unit. We saw this as a generational opportunity for homeowners — not to build speculative income, but to turn an underused backyard, garage, or basement into meaningful rent.

But we did not just start a management company. We invested in ADUs ourselves. We have been through the permitting process, managed the construction timelines, navigated the tenant placement challenges, and learned what works at every step. That firsthand experience is what separates us from generalists who added “ADU management” to their website as an afterthought.

Mohini brings thirty years of Bay Area real estate expertise — construction quality, renovation ROI, neighborhood-level pricing dynamics. Nikil adds a data-driven approach built on his background in artificial intelligence and marketing. Every unit we manage follows the same four-chapter protocol. Nothing is improvised. Nothing is vague. The owner receives a written report at the end of every phase.

We track California AB 881, SB 9, and AB 1033 down to the administrative guidance. Municipal ordinances, permit calendars, inspection schedules. The owner never has to read them.

Transparency

Monthly owner statements in tabular figures. A real-time portal with every vendor invoice, inspection photograph, and tenant communication archived in perpetuity.
