§ 06  ·  Inquiries

Construction FAQ.

Q.01

How much does it cost to build an ADU in the Bay Area?

Costs typically range from $150K to $350K depending on size, type (detached vs. garage conversion), and your city's requirements. You'll get a detailed estimate during your free assessment.

Q.02

How long does the whole process take?

From initial assessment to move-in ready, plan for 12 to 18 months. Permitting alone takes 2 to 6 months depending on the city, and construction typically runs 6 to 10 months.

Q.03

Are you the general contractor?

No. We are your ADU advisor and project coordinator. We connect you with licensed, insured general contractors from our vetted network. You contract directly with the GC.

Q.04

Can I build an ADU on my property?

California law (AB 881) allows ADUs on most single-family and multi-family lots. Specific rules vary by city — setbacks, height limits, and utility requirements differ. Our free assessment covers all of this.

Q.05

Do I have to use your management service after the build?

No obligation, but most of our build clients do. Since we already know the unit from day one — layout, systems, permit conditions — we can manage it more effectively from day one.

Q.06

What's the difference between Tier 1 and Tier 2?

Tier 1 gives you a qualified contractor match. Tier 2 means we oversee the entire project — permits, bids, milestones, inspections — as your owner's representative. Not sure? We'll help you decide.
